About American Community Builders
American Community Builders provides comprehensive services to Institutional Owners and Developers throughout the Southeast. The markets served include Industrial, Manufacturing, Religious, Educational, Healthcare, Assisted Living, Retail, Multi-Family (both high rise and wood frame), Hospitality, Office buildings, Data Centers, Parking Facilities and Sporting venues.
For Institutional Owners and Developers, services include financial feasibility, investors, site selections, lending institution selections, contractor selections and design team selections. This includes the solicitation process, written agreements and constant oversight of the entire development, from conception to completion.
My 32 years of managing large construction company divisions, which peaked at 900 million a year in revenue, affords me the unique capability of understanding all costs and fees associated with construction projects. Successful projects start with accurate numbers early on for land acquisition, construction costs, soft costs, income streams and financial carry costs.
American Community Builders will be a great asset to your organization when you bring us in at the beginning of your project. With our vast experience in issuing and receiving RFP’s and contracts, we are in a position to provide you with the proper contract document language that protects you in all your project needs.
In addition, our years of construction estimating and value engineering allows us to accurately analyze the costs for all 51-line items (not 16, like many contractors use) necessary to complete your project. These costs are fluid in the construction industry and our relationships with the best professionals in each market enables us to stay on top of pricing, as well as recommend the right model and manufacturer for every structure, mechanical system, finish, and fixture for your building. It is our priority to keep your costs low while keeping the performance of the building high.
Lastly, we know the costs for each type of insurance and each type of bonding. We also know exactly what a contractor’s general conditions should be, as well as the contractor’s fee, based on current market conditions.

Testimonials
Formation Development Group, LLC
“We were able to bring ACB into several projects at key turning points to assist when we needed a boost in staffing to help us clear several hurdles and deadlines. Dave was able to step into details and manage the projects to successful completion. The expertise, dedication, and experience Dave was able to bring to the table for us was invaluable at a critical time of our company’s growth. We appreciate all ACB has done for us.”
"It’s been my privilege to work with Dave Schoendorf even before he started American Community Builders. He does a great job leading projects, watching out for the owners while also navigating tough conversations with builders and architects. Dave has a winsome way of creating harmony between all parties and understanding the best ways to approach issues and challenges. The initiative he takes to get ahead of potential problems reduces the unnecessary stress that projects often cause. I highly recommend Dave and ACB for your next building projects – as long as it doesn’t take him from ours."
"In creating a new development company ACB has been a tremendous resource as we price, plan, and execute our construction projects. There are always bumps along the way and having a resource with the experience and rolodex to take the bumps in stride, has been very beneficial."

In 1987, after working on three high rise office buildings for Pace, he joined RJ Griffin and Company in their second year of operation. He quickly rose through the ranks from Assistant Project Manager to Project Manager to Senior Project Manager. In this role he functioned as a client representative managing 5 Project Managers and 10 Superintendents. As he outgrew this role he was promoted to Atlanta Division Manager, taking responsibility for over $300 million of revenue per year. Ultimately Dave was responsible for all company operations for the Atlanta, Augusta and Savannah offices.
